Commercial Real Estate Services Overview

We specialize in (PCA) Property Condition Assessments for commercial, industrial & multi-unit building property condition assessments, consulting and inspection services in Illinois, Indiana, Michigan and Wisconsin. Our clients include investors, end users, lessees, lenders, loan servicers, lessors & sellers.

We have been serving the real estate industry since 1987. Our experience includes providing building inspections and property condition assessments of warehouses, industrial properties, manufacturing plants, hotels-motels, apartment buildings, office buildings, long term care facilities, storefronts, shopping malls, strip-malls and other retail buildings. We also provide professional evaluations  regarding specific equipment or structural components.

(PCA) Property condition assessments follow the ASTM E2018 standards guideline for due diligence baseline property condition assessments. The guideline covers documentation reviews and interviews, on site walk-through survey, and preparation of probable costs to remedy physical deficiencies ($3,000 per incident or $10,000 in aggregate) resulting in a (PCR) property condition report as outline in the standards. ASTM E2018 Standards Overview

(PCR) Property condition reports apply the ASTM E2018 guidelines resulting in a finished report presented in a way that is well organized, clear to understand and easy to interpret. Reports include interviews with key personnel and service vendors, freedom of information requests for municipality inspections and violations, photo documentation along with major mechanical equipment condition schedules including their age, life expectancy and repair/replacement cost (limited to items exceeding the ASTM E-2018 thresholds for assessments unless reduced prior to walk-through). This will be helpful in determining future expenses and capital budgets.

Procedures for deviations from the ASTM E2018 standard are outlined to reduce the scope of the property condition assessment, recognizing that some projects have time and/or budget constraints. If you want to reduce the scope of your assessment, just let us know at the time of your quote request.

Property Condition Assessments v. Inspections: Commercial property inspections tend to generally be more detailed and invasive than property condition assessments. Inspections can include dismantling and testing of accessible HVAC units, furnaces, electric service panels, elevator equipment rooms, and other systems in lieu of interviews used in property condition assessments. The ASTM threshold for costs to remedy deficiencies can  be reduced or eliminated so that smaller non standard maintenance deficiencies can be addressed in the cost to remedy section. Let us know if you are interested in an inspection at the time of your quote request.

Property Condition Assessment and Inspections both include the condition, life expectancy and replacement cost (when appropriate) of the roof systems, electrical services, plumbing systems including hot water heaters, heating units, HVAC units, interior/exterior walls, floors, windows & finished areas along with the grounds and surface lots adjacent to the building. When possible the report will include interviews with management and maintenance staff, inquiries with local authorities regarding inspections and code violations and issuers of maintenance contracts on key equipment.
